ACOUSTIC AND THERMAL WELLBEING: THE RULES

Isolmant’s added value come from making a “culture” of insulation before the specific regulations protecting acoustic and thermal wellbeing even came into being. This advantage allowed the company to be “ready” to satisfy the requirements of the regulations which, from 1995 onwards, have attempted to clarify the concept of acoustics.
The Italian Framework Law no. 477 of 26 October 1995, which defined the concept of noise pollution, dictating the essential principles regarding protecting against noise, is of fundamental importance.
In particular, the Italian Prime Ministerial Decree of 5/12/97 defines the passive acoustic requirements of buildings, i.e. the legal limits which internal and external partitions, as well as the whole plant engineering network, should comply with and which must be respected on site in order to ensure the necessary soundproofing of residential units. The fact that the soundproofing regulation envisages “threshold” values which must not be disregarded when carrying out a phonometric test once construction has been completed is one of the most significant aspects of this regulation.
As a matter of fact, this provision implies that not only must an in-depth acoustic analysis take place on the design phase, but systems and products which ensure the result once construction has been completed must also be installed.
For this reason, Isolmant products are the result of 12 years of tests with outstanding results, in the past carried out with equipment from the internal technical department and in the last 5/6 years with the professional collaboration of the best sound technicians in the country.
It is important to note the occurrence of lawsuits and numerous out-of-court transactions which have seen a significant devaluation (around 20%) in property assets due to the absence of the passive acoustic requirements following on-site checks.

The importance of the service offered with soundproofing certification of the building for a property company should therefore be noted. As regards thermal insulation, and more generally the wide-ranging, current theme of energy saving, the introduction of the Italian Legislative Decree 311/06 has set out a series of parameters which impose obligations on the designer which are much stricter regarding the thermal transmittance of the building envelope, thermal/hygrometric checks and plant efficiency with plenty of room for renewable energies. The energy certification of buildings is much talked about these days and is now even becoming a sales lever for property companies.
